Waiting List Overview

The waiting list can hold up to 50 applicants at one time.

Once full, the list will be temporarily closed until space becomes available.

The list typically fills within a few days of opening.

Applications will reopen once 20 or more spaces become available.

As a HUD-subsidized property, we follow federal guidelines and process applicants in the order received. We cannot skip, prioritize, or rearrange individuals.
How to Stay Updated

The homepage of our website will always display the most current waiting list status: OPEN or CLOSED.

Please do not call or email to ask if the waiting list is open. All updates will be posted online.
Application Process

Eligibility Requirements
To qualify for residency at Villa Mercede, applicants must meet all requirements:

Income Eligibility: Must meet HUD low-income limits

Age or Disability Qualification:

62 years or older, OR
-
18 years or older with a qualifying disability

Rent Structure: Rent is calculated at 30% of household income following HUD guidelines.
